Service Conditions

The land must be accessible for construction material delivery by truck. Any related cost, such as toll fees or access road preparation/filling, are not included in the house construction price.
The main water supply line and main electrical line must be available in front of the land to ensure the quality and convenience of the construction.
In the absence of the public drainage system, the seepage pit will be provided and connected to the house’s wastewater system (for sewage and greywater) in place of installing an on-site drainage system within the property
You must be the legal owner of the land. If the land is not under your ownership, prior consent from the landowner is required.

We will handle all the six items of expenses and services mentioned above on your behalf until completion. In the event that you wish to increase the electricity meter capacity beyond our standard specification, please inform us on the contract singing date or prior to the commencement of

construction, as the main electrical cable muse b prepared according to the specifications required by the electricity authority (with additional cost).

Housing Loan Service

In case you are interested to apply for housing loan service, we are pleased to facilitate the Bank on your behalf. The major banks that provide special conditions for our customers are

The land must be free from any mortgage. In case there are co-owners, the co-owners must sign the letter of consent.

Land and building must be mortgaged to the bank. The owner must buy fire insurance policy with the insurer recommended by the bank

Your monthly income (include your spouse) should be 2.5 times of the amount t.o be paid to the bank. For example, if the amount to be paid monthly is 10,000 baht, your monthly income should be 25,000 baht (approximately).

10 Years warranty for the main structure of the house. Exclude road works and area where loads are directly transferred to the ground which do not affect the structure integrity or pose any danger to occupants.

1 year warranty for general work, exclude natural depreciation of materials due to long used and misused.

5 years warranty for roof tiles (by the manufacturer and installer).

10 years warranty for rustproof roof structure (by the manufacturer and installer).

10 years warranty for Aluminum doors and windows’ color (by manufacturer).

Apply for house building service

If you decide to have the company build your house, the Application form for house building service should be filled and submitted. Detail as follow:

Our survey officer will survey the land for construction and the access road in order to determine the building layout on the site in coordination with you. If the construction site cannot be accessed due to too narrow road, the advanced payment will be refunded.

Contract Signing

When the land survey result, the list of standard materials and the house plan are agreed, the contract must be signed so we can proceed for the construction permit.

The advance payment will be refunded on the day the contract is signed. If there is any additional construction made after the contract is signed, the company will propose the quotation, and the payment must be made before the additional construction starts.

The construction period under the contract shall commence 45 days after the contract signing date and full payment of the contract installment. (During this 45-day period, we will prepare architectural drawing, submit application for construction permits with the relevant authorities.)

We build every house with meticulous attention to detail, in accordance with proper procedures and sound engineering and construction practices, The construction timeline is aligned with the intended occupancy requirement and strictly complies with the term of the construction contract. The construction period shall be as detailed below:

Remark:

For your confidence and to confirm that the company will complete the construction within the duration stated in the contract, the company agrees to pay the fine 0.01% of the house price if the company cannot hand over the house to the customers on time.

Completion of reinforced concrete structure work – column, floor, roof beam, concrete roof slab (if any) and galvanized roof truss installation.

Completion of eaves installation (if any), roofing material installation, brick laying, interior plumbing (with pressure test), PVC conduit installation (for wiring) and 50% interior wall plastering

Completion of wall plastering, primer painting, exterior doors and windows installation, interior wiring, bathroom wall tiling, interior and exterior ceiling and soffit installation.

Completion of bathroom floor tiling, interior doors installation, sanitary wears installation, treatment tank and drainage pipe installation, 1 final paint and exterior wall decorative material installation (if any)

Completion and handover of the house.
